We’re ‘people’ people and it makes the job of finding the home you want so much easier when we’ve met you in person and have a full grasp of your property likes, dislikes and budget. Smooth and seamless
Our tenancy agreements are designed to protect you as well as your landlord, because we want to ensure that you enjoy peace of mind throughout the duration of your tenancy. But maintenance issue does sometimes arise, so we have a team of approved contractors to resolve any general maintenance issues and emergencies quickly and to the highest standards. To flag up any issues, simply enter your details on the ‘Report a Repair’ portal on this website.
Universal credit tenants
Some of our tenants receive full or partial universal credits. If you have any questions regarding your entitlement, please call and speak to one of our staff members or arrange an appointment to discuss this in confidence.
Tenancy application process explained
When completing your application form we require each tenant to submit a signed application form with photo ID.
Guarantor Form/References
For peace of mind for you and the landlord we will ask you to provide details of a suitable financial guarantor. Your guarantor will be the person who agrees to pay your rent if you encounter difficulties with payment. Yourself and guarantor will both undergo credit checking via Experian. To qualify as a guarantor you need to ensure your guarantor is a UK homeowner, ideally in full time employment or able to provide proof of income. If you need to amend your contract/ guarantor once the tenancy agreement has been signed a fee of £75.00 plus vat is payable for amendments.
If you are unable to provide a guarantor the landlord may consider accepting a double deposit to the value of 2 months rent.
Payments
Once you have been approved, to secure your property, we will request you pay your deposit via our online payment facility or debit/credit card, this will be equivalent to one months rent or if a double deposit is payable its 2 months rent.

The tenancy agreement will be sent to you via doucsign and will be sent back to us to witness on behalf of the landlord.
Joint Tenancy Agreement explained
Each tenant that signs a joint tenancy agreement is jointly responsible for adhering to the terms of the tenancy. Under a joint tenancy all the tenants have equal rights and are equally liable to cover any defaults in rent payment.
Don’t want to move, and wish to stay in your property
We look after and want all our good tenants to stay with us. After consulting with your landlord and assessing your rental history we will contact you approximately 3 months before your end of tenancy date to invite you to extend our tenancy before we advertise your property.
For students and due to the high demand for academic properties we will contact you normally around December/January to see if you would like to extend your tenancy for a further academic year.
