Tenants guide to letting a property
Letting a property is easier than you may think. Whether you are a repeat renter, or a first time renter we try to make the process as easy and seamless as possible. We aim to understand what sort of property you are looking for and ask for feedback on any properties in which you may view.
The following steps will outline the process a tenant will go through on their journey to renting a property.
Step 1 - Book a viewing via our online booking system & attend the viewing on the date selected
Step 2 - On the viewing you will be given a paper application form, or the agent will explain how to apply online, this will also be sent to your email you registered with. This needs to be completed and accompanied with relevant documentation e.g. Photographic ID, References, Payslips etc.
Step 3 - The lettings team in the office will process your application, speak to the landlord for approval and will contact with whether successful or unsuccessful.
Step 4 - A move in date will be agreed, depending on the availability date shown on the advertisement. We will advise you of how much money upfront is needed for Deposit and advise how payment methods. Once deposit is received we can secure the property for you and remove it from the open market.
Step 5 - You are now ready to be sent a tenancy agreement to read and sign (usually 12 months duration), you will also be sent guarantor forms to be signed and returned along with ID from your guarantor and proof of homeownership. There will be an inventory carried out on the property. Keys will then be ready for collection on the date agreed in Step 4, this will be emailed out by the lettings team. Your first month’s rent is due upfront before key collection day and your ongoing monthly payments are to be made via standing order.
